Property Description:
WOW! Now here's a nice mountaintop property! 780' from over 10,000 acres of WV State Public Land, for hiking, hunting and enjoying. Your driveway (when built) will take you to the very edge of the flat top of South Branch Mountain, overlooking the South Branch Valley, 2200 feet below. You'll have to cut a few trees to get that view, but not too many, because the mountain drops off steeply at that point. The 25% of the lot at the top of the mountain is almost flat, with nifty rocks littering the surface and mature trees throughout. The loggers got some of the really big ones, but that just opened the lot up a bit for you. Parts of the top of this lot are lush with ferns and there may be a spot for a small pond. Buy this property for cool summer temperatures and great views. This property is about 7 miles from the paved State road (Trough Road) and will likely need 4WD in winter. Excellent roads, but this is really a mountain. Power lines have recently been extended to this property. Almost directly across the road you can access 10,000 acres of public hunting/hiking land through a very private entry point not available to the public.

About a 5 minute drive (from Trough Road exits... 15 minutes from Rt. 55 exit) to public access points on the South Branch of the Potomac River for canoeing and fishing.  New 4-lane portions of Rt. 55 (Corridor H) will cut drive times considerably. All Ashton Woods lots are perked, surveyed and accessed by all-weather roads, which are being upgraded with a layer of crushed shale Summer of '05. -- All lots shall be used for recreational and residential purposes only.
-- Only one single family home of 700 or more square feet shall be permitted, per lot.
-- There shall be no mobile homes of either single-wide or double-wide configuration, nor any house trailers or buses, used either temporarily or permanently, as a residence or for storage.
-- There is a 30-foot setback requirement (no part of any home within 30' of lot line).
-- No junk, unlicensed or inoperative vehicles shall be stored upon any lot unless housed within a garage.
-- Swine, livestock, horses and poultry may be kept for personal use, but not commercial purposes. One fenced acre is required for each grazing animal and no more than 20 fowl are permitted on any lot.
-- Hunting and trapping are permitted on the lots at Ashton Woods.
-- No lot shall be used for commercial purposes, however home occupations are permitted.
-- Camping is permitted 11 months per year using tents, travel trailers and recreational vehicles.
-- No trail bikes, mini bikes or similar all terrain vehicles, or snowmobiles shall be permitted to be driven upon the roads within Ashton Woods unless duly licensed, with mufflers, and then only for ingress and egress.
