WATER SYSTEM FILTERS AND STERILIZES THE SPRING WATER

WATER: The owners drilled a well a few years ago and ran into an air pocket at 200' (not unusual on high mountains), making further penetration and water extraction impractical. Luckily, the mountain has numerous springs on it, with one being right behind the house.  Water flow from this source varies from several gallons per second to possibly several minutes per gallon, in occasional short dry spells.  This water source was tapped and runs into a settling basin, then into a massive 2400 gallon underground storage tank, holding about a one month water supply for two people, full-time. The spring keeps the tank full at all times, under normal conditions. This should satisfy one's needs at any time, but in an emergency (or for convenience) one can call the Seneca Rocks Fire Dept. for a quick refill (make a donation). The water from the storage tank then runs through a series of three successive filters and a UV sterilizer, making the water indistinguishable from any other domestic water source. The owners chose to utilize the existing water source because it had a near-100% chance of satisfying their full-time water needs... and it has. The new owners can certainly drill a second well and seek a separate water source, if they choose to, but the fire department can fill you affordably and does so regularly for many families in the mountains.

Property Description:
This parcel lays 300 feet below the top of High Mountain, a high ridge just below the peak of Mount Porte Crayon (4770 ft alt.), among the highest summits in West Virginia. End of the road, "Trail's End" location. The top of the mountain and hundreds of nearby acres are owned by Westvaco as a tree farm. High Mountain Development:
Located two miles east of Harman, WV, midway between the majestic Seneca Rocks and the resort area of Canaan Valley. 58 lots were originally subdivided, beginning in 1989, from two parcels totaling 315.8 acres, by High Mountain Corporation (David Curtis, President). SECURITY SIGNS AIMED AT NON-OWNERS

Protective Covenants and Restrictions have been established within High Mountain Development in order to protect property values. Properties are intended for "one single family private dwelling" and approved additional outbuildings. All construction must have prior approval, in writing from the Owners Association. "The exterior of all residences and other buildings shall be of wood or stone". "Minimum ground floor area of living space (known as the "footprint") of any single family dwelling shall be 1000 sq ft for a one story dwelling and 800 sq ft for a dwelling of more than one story". Property is to be used "for residential or recreational purposes only", and "no business or commercial enterprise or profession of any kind or character shall be permitted or conducted thereon". "No livestock ,sheep, swine or poultry", "however, pets, including personal riding horses and cattle not to exceed one (1) per two acres may be kept". "Occasional temporary camping is permitted on lots by owners". "No house trailers, trucks, busses, dilapidated cars or unsightly vehicles of any type or description may be stored, used for buildings, left or abandoned on said tracts". Every owner is a member of the High Mountain Owners Association and is responsible to pay a Road Assessment for each tract owned. "Said assessment may be increased or decreased by the Owners Association in accordance with the current maintenance and improvement costs and future needs of the development". "No off-road use of vehicles is permitted in said development". Hunting by owners is not restricted, but is also not commonly practiced. The area:
The property lies within the boundaries of the one million acre Monongahela National Forest accessed from rugged, but beautiful, Rt. 33, two miles east of Harman. Less than 15 miles to skiing or golf at  Canaan Valley State Park and Ski Area  ,  Timberline Ski Resort. and several other locations. Nearby attractions include Seneca Rocks Recreation Area, Blackwater Falls State Park, the famous Smoke Hole Caverns and Spruce Knob, the highest point in the state, as well as many other natural features.
