How do you measure square footage in an A-frame? I start where the
ceiling is 5' high, or more. That means the considerable floor area
where the ceiling is lower is not included in the 252 sq ft I
attributed to this room. The floor width is 14', meaning there is 392
sq ft of floor area. Find creative ways to use that space in an A-frame
to make use of that free space!

The
Cabin:
A hard-to-find, TRUE A-frame cabin, with privacy, good views and a
great lot. This style home was very popular as an economical vacation
home before vacationers began byulding bigger weekend homes than thier
primary homes! The small size and easy construction made A-frames the
rage a generation ago. This home has been meticulously maintained by
fussy owners over the years and you'll find much of it is new in the
past three years.
The photos tell the story.
From
the Owners: As for enjoying the house, several things
come to mind. The A-frame design results in an incredibly
soothing patter on the roof when it rains. Being in the house during a
storm is almost magical. The steep roof pitch also creates an
unusually tall ceiling in the loft. It is really a place to
dream. (On a more practical side, it also sheds snow very
efficiently in the winter, so we've never worried about snow load.)
The area itself is generally very
quiet. Our A-frame is the next-to-last house on a dead-end road,
so there is very little traffic. After a tough week at work in
the city, it's a great feeling to be somewhere private enough that the
sound of a car on the road actually draws your attention. (When
we first bought it, I woke up startled at the chirping of crickets,
thinking I had an incoming fax!)
The cabin has a Dishnet
satellite dish and receiver, which we've also made good use of.
As corny as it sounds, another "plus" of the place is being far enough
in the country to spend time outdoors and appreciate the quiet, yet
also enjoy a good movie or hear the day's news.
Property
Description: This property faces East and is mostly
wooded. An opening in the trees allows for a bit of a view across the
valley. Take the trail along the SW property line (below) to the lower
part of the property and you can walk along the creek, visit the beaver
dam and see the huge fern patches under the power line. This is a very
nice piece of land and should give the new owners lots of pleasure. The
property on the other side of the beaver pond is for sale by another
owner. This buyer might try to acquire that one too! Email me for the
details.... I can help in that purchase.
TRAIL FROM ROAD TO BOTTOM OF PROPERTY
IS ALSO SW PROPERTY LINE
From the Owners: There
is also a lot of wildlife. We routinely see deer (of course) and
wild turkeys. We have also seen possum, raccoon, and twice, a
small fox. There have been bear sightings in the Slanesville
area, and I'm pretty sure I've seen bear droppings on the property but
no direct sightings. There are also a lot of woodpeckers, whose
rhythmic tapping is a novelty, and a wider variety of insects than one
would expect. The thistle can always be relied on for a show of
bees. Our neighbors (Dean and Nona) have in the past picked wild
blackberries and made wine with them.
It
has been interesting to watch our dog grow old as we spend weekends at
the cabin. In the early years, she was excited to discover the
smallest treasures, like a turtle or a chipmunk. Now, she's happy
just to sit outdoors for hours, sniffing the clean air.

MOUNTAIN HERITAGE ESTATES
From
the Owners: Mountain Heritage Estates was created in
the 1970's as a relatively small subdivision. Many of the lots
were bought up by a small number of people, so that today, it is not
particularly crowded, nor is it one of the mega-subdivisions elsewhere
in the county. Because of the small size, there is not really an
active homeowners association, per se. However, the subdivision
is generally well cared for and neighbors contribute willingly to
things like the cost of gravel for the road. Also, the
subdivision has a healthy number of full-time residents who keep an eye
on things and care about what goes on.
We've
never had a problem with crime, and I know that some neighbors have
left home for days without locking their doors. During hunting
season, the full-time residents are vigilant to chase out folks who
don't belong. As a result, we don't recall the subdivision gate
ever being locked. The property owners all have keys to the gate,
however, and have talked about locking it if ever necessary.
Protective
Covenants and Restrictions have been
established
within Mountain Heritage Estates.
They are very short, consisting essentially of:
Lots are to be used for recreational and/or residential purposes only.
No building of a temporary nature and no house trailers or mobile homes.
Residences shall not be smaller than 480 sq ft on the main floor.
Buildings must have a 75-foot setback from the roads.
Lots may not be subdivided.
Motorcycles are not permitted for recreational use, but only for
ingress and egress.
I can email a complete set of covenants, by request.
The
area: The Slanesville area is close to the Ice
Mountain Preserve owned by The
Nature Conservancy, and managed by it's West
Virginia Chapter.
High sandstone cliffs, known as Raven Rocks, stand out above the
landscape,
while at the base of the mountain, 38 degree air blows from 60 vents
throughout
the year. As a result, a group of plants known only to live in Canada
and
at Ice Mountain, have made their home here, since at least the last ice
age.
A few miles down the road toward Capon Bridge, you can launch your
canoe on the Cacapon River
for trips of several hours, or days.
Also, along the road from Slanesville to Capon Bridge, is the Buffalo
Gap Camp for those that like to dance (yes,
it's a dancing camp!).
If hunting and fishing are your preference, Edwards
Run Wildlife Management Area is also nearby. Capon Bridge, is the
site
of the 250 year old Fort
Edwards, of French and Indian War fame. Many homes around the
area are owned by weekenders from the cities and an increasing number
of
retirees seeking the simple quiet life.
