LOT 100: THIS IS THE 3-4 ACRES AT THE BOTTOM OF THE PROPERTY
VERY BEAUTIFUL!

TO RIVER RIDGE: From Rt. 50, in Gore, Virginia (just west of Winchester), go south on Rt. 259 for 15 miles. River Ridge will be on your right. Or, from Rt. 55 at Wardensville, WV, go north on Rt. 259 for 4.6 miles and River Ridge will be on your left.
TO LOT 100: Once you turn into River Ridge, travel 1.8 miles up Baker Mountain Road to the top of the mountain. You'll know when you arrive at the top! Once there, go right along the top of the mountain for 3/10 of a mile to clearly marked Lot 100, which will be on your left. Both top corners along this road are clearly marked. The probable building site is immediately behind the main "for sale" sign, marked as Lot 100. There are #100 signs on the corners, as well. Few other lots have any lot # signs in the entire place, so this will be easy!
There is also 800' of frontage along a road at the foot of the property, along Orndorff Way, with the property on BOTH sides of that road (that area and road shown in the two photos immediately above). To find that, go back to the 4-way intersection at the top of the mountain and take to road down the hill to the west (opposite the road you came in on). Follow down the hill and along the bottom for a total of 1.25 miles and the lot is on your right AND left, going almost to the next driveway on your right (gated), marked as Lot 101.

Feel free to visit the property, but better yet, call me to show it to you! I'll show you how to place the best driveway so that it is very gentle and oriented so that the western sun will melt snow off it more quickly.

River Ridge was developed into 118 lots by the Hunter Company, carved from 3243 acres of land formerly owned by the paper company WestVaco. Most of the roads are wide and gentle and power and phone lines have been extended to most areas of the property, with the rest to follow. From the early construction that has taken place, there will likely be some very significant homes built within the River Ridge community.

Summary of River Ridge Restrictive Covenants:
Lots in River Ridge are intended for recreational and residential use only.
Only one single family home of 700 or more square feet shall be permitted, per lot.
No mobile homes of either single-wide or double-wide configuration shall be allowed.
Swine, livestock, horses and poultry may be kept for personal use, but not commercial purposes. Grazing animals must have one fenced acre per animal. Poultry are limited to no more than 20 per lot.
Hunting and trapping are specifically permitted on the lots and common areas of River Ridge, following WV laws.
No lot shall be used for commercial purposes, however home occupations are permitted.
No advertising signs or billboards of any nature shall be erected other than address, identification, builder's job and real estate 'For Sale' signs.
Camping is permitted 11 months per year using tents, travel trailers and recreational vehicles. 
No lot may be subdivided for any reason, unless all divided portions result in lots of over 20 acres.
