Ice
Mountain Subdivision: Ice
Mountain Subdivision is an all-riverfront, NO HUNTING, development situated
adjacent to the Nature Conservancy's Ice
Mountain Preserve. An impressive wooden & cable suspension
bridge connects the development to the Preserve and its hiking
trail, across the North River. At the time that the original parcel
was subdivided by John Canon's Riverbirch Corporation, there existed a
half dozen rustic log/stone cabins such as the three below:



In order
to maintain the rustic integrity of the original property, similar log
structures are encouraged throughout as a style standard, but are required
within Phase I, including Lots 1 - 23. All construction must be approved
prior to start by the Ice Mountain Design Review Committee.
Of
the 46 lots at Ice Mountain, at least 24 now have homes on them. Several
are full-time residences, but the majority are weekend / summer homes,
owned by nature loving Metro folks.
Protective
Covenants and Restrictions have been established within Ice Mountain
in order to provide maintenance for the common roadways, manage the common
facilities and to help maintain property values. A copy of the complete
document is available by request when you visit the property. The following
items are included in the Covenants, among others:

Lots to
be used for recreational and single-family residences, however a guest
house is permitted, as well.

All designs
must be approved by the Design Review Committee prior to any construction,
tree cutting or excavation.

must be of a style and material to conform with the log and stone buildings
that pre-existed.

No trailer
or camper shall be placed on the property except for temporary use, not
to exceed 14 days.

No mobile
homes, no geodesic domes, no asphalt siding or T-111 siding.

No animals,
livestock, or poultry to be raised, bred or kept on any lot, except that
horses may be kept, but not bred. Household pets OK.

Lots to
be kept in a natural state with no trees cut where it will be visible from
the road or within 50' of lot lines or river bank with the exception of
the construction of approved buildings, driveways, walkways, ponds, gardens
and to remove dead, injured or diseased trees.

New electric
service is to run underground from the road to the new home.
The
area: The
Ice Mtn property lies adjacent to the Ice
Mountain Preserve owned by The Nature Conservancy,
and managed by it's West
Virginia Chapter. High sandstone cliffs,
known as Raven Rocks, stand out
above the landscape, while at the base of the mountain, 38 degree air blows
from 60 vents throughout the year. As a result, a group of plants known
only to live in Canada and at Ice Mountain, have made their home here since
at least the last ice age. A few miles down the road, you can launch your
canoe on the Cacapon River
for hours, or days, on the river. Also, along the road to Ice Mountain,
is the Buffalo Gap Camp for
those that like to dance (yes, it's a dancing camp!). If hunting and fishing
are your preference, Edwards
Run Wildlife Management Area is also nearby. Capon Bridge, is the site
of the 250 year old Fort
Edwards, of French and Indian War fame. Homes around this area are
owned by weekenders from the cities and an increasing number of retirees
seeking the simple quiet life.
